You have to love the Projo, whose opener to the story mentions an "out-of-state" developer. Good thing we aren't provincial in Rhode Island, otherwise we might not be able to attract the type of talent and investment that keeps the state's economy as one of the strongest in the nation....

Is there demand for the number of units in those buildings, especially at luxury prices? If it happens, it won't be on that scale.

Re: Hope Point Towers - Providence
The idea is to develope the towers as the development across the street is completed, which is supposed to supply a lot of high end employees looking for high end residence. What better location then in the prov river with the highest view in the state?Rhody74 wrote:Is there demand for the number of units in those buildings, especially at luxury prices? If they built those towers I would seriously consider selling my house outside Boston and moving there and just taking the commuter rail from Providence every day

Re: Hope Point Towers - Providence
I would bet any money that those towers will never get built.
They are preposterously out of proportion with anything in
Rhode Island.
The tallest building in RI,the "Superman Building", remains vacant.
I doubt there will be a huge demand for high priced living
and office space on that scale.
Seems "pie in the sky" type stuff, like the ballpark
Lucchino wanted to build there.

Re: Hope Point Towers - Providence
I think the goal would be two-fold; to entice the employees of whatever development gets built in the area and to attract employees from the Boston area. The basic problem we have had in the past is the way our zoning laws are currently structured. It ends up costing the same to develop a high-rise in RI as it does in Boston but the rents in Boston are higher, so it doesn't make economic sense to build it. However, when your talking something this large, the sheer amount of possible rental incomes brings it to a justifiable economic scale. I'm skeptical of course but would love to see it happen. I just hope nimbyism and stuff like the vacant Superman building doesn't get in the way of a good project.

I'm not really sure I understand this project, this just seems like an avenue for the developer to say look how big it is. There doesn't appear to be a large enough demand for it and I don't see why it should be so out of step with the rest of the Providence skyline.

It's to hopefully support this development right across the street from these proposed towers.RhowdyRam02 wrote:I'm not really sure I understand this project, this just seems like an avenue for the developer to say look how big it is. Project is now proposed in phases, first is the second tallest tower. Providence needs this.

Re: Hope Point Towers - Providence
The Providence skyline hasn't changed in a long time....just look at other cities in the region and they are adding new buildings all the time...and Providence remains stagnant...not to mention Boston, amazing construction going on there......
Providence has fallen way behind the times...as has the rest of the state.....a reflection of the lousy economy there......

What about those relatively new residence towers around the river park downtown?

Re: Hope Point Towers - Providence
You're right, and about 10 years ago Providence was ready for a huge construction boom with multiple towers proposed all over downtown, until the housing bubble popped and was even delayed more because of 38 studios.. The Gtech building, water place towers, and Blue cross blue shield building were all that were left and got through to construction which isn't bad. I think the market is finally turning around, the new pedestrian bridge, parking structures, power station, hotels across from the dunk and at the "triangle lot" on memorial boulevard are all in construction or proposed. Hopefully this project goes as planned.ATPTourFan wrote:What about those relatively new residence towers around the river park downtown?

One of the more laughable things was,
Blue Cross's new building had only parking for management.
The rank and file were left to spend a good chunk
of money on paid parking.
